The most common type of financing for an ADU project right now is either a cash-out refinance or a Home Equity Line Of Credit (HELOC) but there are a number of other options available as well including renovation and personal loans.

Yes, we do offer shell or unfinished versions of our ADUs.

With our shell model ADUs, we still handle the whole process for you and finish everything except for the interior of the ADU.

For the interior of a shell model ADU, we would complete rough plumbing, rough electrical, and framing leaving the rest for you to complete on your own or using your own subcontractors.

The cost of a shell model ADU is approximately 60% of the cost of one of our finished units!

Although there were some challenges along the way and the project took much longer than expected, I couldn't be happier with the end result. Note to future customers: The state of California and many local governments (Sacramento included) talk a good game about streamlining the process of building an ADU– but that message hasn't necessarily reached the people in the building department. Our project was delayed for TWO MONTHS because of an error by a city plan checker. They admitted they screwed up, but still charged me $640 to amend the permit– including a couple hundred dollars for an "expedited review." Don't blame your builder!

We met with many different contractors, but Anchored Tiny Homes went above and beyond and most importantly they were use to working with small spaces. They knew how to maximize every area. Our new ADU is spacious and beautiful inside and out. Their crew is spectacular. From the their PM Shannon, who was responsive and efficient. To their carpenters Jared and his amazing crew! They have an incredible vision and talent. Doing any type of construction project is stressful and there are hiccups always, but we love the product and the staff and will refer everyone we know!
